What is the role of a management company during the declarant period?
During the declarant period, the management company handles the day-to-day operations of the association while the developer retains board authority. For PMA that means assessment billing and collection, financial reporting, vendor management, common area maintenance, community standards enforcement, and owner communication. The developer makes governance decisions. PMA makes sure the association runs cleanly while the community fills out.
How does PMA handle the transition to a resident-elected board?
When the community reaches the point where residents elect their own board, PMA is already there. We manage the election process, onboard incoming board members, and walk them through the community’s history, financials, and ongoing operations at their first meeting. Everything is already organized and accessible in CINC because we have been managing the association all along. The same team that was there on day one is still in place when residents take over, which means the new board inherits continuity rather than starting from scratch.
